Re-underwriting & exit analysis
Every asset class on one engine Multifamily by unit, student housing by bed, office, retail, and industrial by lease, and hospitality by key on a full USALI departmental P&L with STR comp set benchmarking. Each class keeps its own conventions, including the FF&E reserve sitting above the NOI line where hotel underwriting diverges from everything else.
Lease-by-lease commercial modeling Market leasing profiles, fixed steps, percentage rent, and probability-weighted rollover on every lease. Vacant and expired space absorbs on a schedule the asset manager sets rather than an assumption buried in the engine.
Recovery structures per lease Gross, net, or pro rata recoveries set at the lease level, with every expense line flagged recoverable or not. TI and LC land in month one of the new lease. Commercial modeling runs inside Coadan, so it stops being a separate per-seat license in your stack.

Standing hazard exposure SFHA high-risk flood, coastal hurricane states, tornado alley, and high seismic zones tallied per portfolio, alongside state concentration ranked by balance or loan count. Insurance requirements surface before an event rather than after one.

AWS infrastructure via Supabase (SOC 2 Type II) US regions. Postgres + S3-backed document storage. No third-party data warehouses.
Encryption at rest and in transit AES-256 at rest with AWS-managed keys. TLS 1.3 on every connection.
Multi-factor authentication and SSO MFA available on any account via Supabase Auth, with time-based one-time codes from a standard authenticator app. SAML single sign-on through Okta, Microsoft Entra ID, or Google Workspace is supported and enabled per firm on request.
